Glacial sand, clay till and old wetland peat can all turn up on one Twin Cities lot. We find the soft spots early and grade so water leaves the lot without landing next door.
Site prep in the Twin Cities starts with a look at what kind of glacial soil the lot has. Sandy outwash in Richfield or Brooklyn Park compacts well, dense clay till in Plymouth or Minnetonka holds water, and peat near old wetlands must be dug out entirely before anything is built on it. We strip the topsoil, remove unsuitable soil, place fill in thin layers and compact each one to the engineer's or builder's specification.
Grading is about getting water away from basements, because almost every house here has one. We set the ground to slope away from the foundation and carry water to the street, a swale, a storm inlet or a rain garden. On teardown and rebuild lots in Edina and southwest Minneapolis, grading also has to keep runoff from the new, larger house off the neighbors' yards.
Erosion control comes first on every graded site: silt fence or sediment logs on the low side, inlet protection on nearby storm drains and a rock entrance where trucks come and go. Watershed districts and cities in the metro take sediment seriously. Projects that disturb an acre or more need coverage under the MPCA construction stormwater permit, and many cities set lower thresholds for their own permits.
Site prep & grading in Minneapolis: common questions
Can you grade in the winter?
Rough grading can sometimes be done on thawed or lightly frozen ground, but frozen soil cannot be compacted. Finish grading and seeding wait for spring.
What do you do about peat or muck?
Peat and organic muck are dug out and replaced with clean, compacted fill. They cannot support a footing or a slab.
Do I need a survey for grading?
New construction and work near property lines usually start from a survey. Cities often want a grading plan on teardown and rebuild lots.
